Is the market transitioning?
I’ve received various calls inquiring about, Is the market cooling?
We’ve certainly had a long stretch of a Seller’s market.
My answer? Yes and No.
Yes, buyers have tapped the brakes on purchasing somewhat.
Inventory is creeping up, giving buyers more options to choose from and with the interest rates rising, the buyer’s purchasing power has decreased.
The good news is, inventory is still at an all time low and I’m getting multiple offers on well-priced listings.
There are plenty of cash buyers that are unaffected by rates and they are looking for property.
Toward the end of the year and into next, we will probably see less yearly appreciation and head toward a more normal market.
In Colorado we’ve seen around 20% appreciation over the last couple of years. This is not a healthy market (although great for sellers!).
I anticipate around 8% appreciation headed into next year.
Whether buying or selling real estate, it’s imperative to have a Realtor who has a finger on the pulse of ever changing market.
