We are entering the last quarter of the year already! Here’s where the real estate numbers are landing this month in Douglas County.

In August, new listings were down 2.4% compared with last year, while closed sales were down 12.7%. Homes averaged 49 days in the MLS, unchanged from August of last year.

What does that mean? Buyers are moving a little more cautiously and fewer homes are changing hands. If you want to sell within that 49-day market average, your home needs to show exceptionally well and be priced right from the beginning. Buyers have choices, and they’re paying attention.

And Where Are Buyers Coming From?

This is where the numbers get interesting.

Of the views on Douglas County properties, 33.9% are coming from other states, 46.2% from within Colorado, and 18.9% from other Colorado counties. And one feeder market really stands out: 30% of our out-of-state feeder-market activity is coming from the Dallas–Fort Worth–Arlington, Texas area.
